Modon Holding's Egypt flagship

Modon Ras El Hekma is the flagship Egypt project for Modon Holding — an ADX-listed developer with a global portfolio including Hudayriyat, Reem Hills and La Zagaleta. The Modon Ras El Hekma master plan covers 170 km² on Egypt's North Coast.

Backed by ADQ with a $35 billion initial commitment, the project represents a historic Egypt–UAE partnership for Mediterranean coastal development.

Master plan highlights

The master plan includes 310,000+ residential units, 4 million m² of education space, 50+ hotels, 4 marinas, championship golf, a central business district and a special free zone with zero-tax incentives.

Infrastructure delivery is phased 2026–2028: international airport Q4 2026, marinas and high-speed rail following — historically the strongest catalyst for capital appreciation in megaprojects.
