Ras El Hekma is planned as 17+ precincts and a free zone, developed in phases by Modon. Wadi Yemm is the first precinct on sale. Here's every community in it, and what's planned next.
Wadi Yemm: on sale now
Wadi Yemm covers 9 km² with 4.5 km of coastline and will have more than 7,900 homes across 13 residential communities, plus six hotels. A new release of Yemm Boulevard apartments (1–3 bedrooms) and Wadi East townhouses and villas (3–5 bedrooms) has just launched. Here is every community and its status:

Delivery dates
On the current offers, apartments are delivered 3 years after reservation and villas and townhouses 4 years after. For reservations in October 2026, that's October 2029 and October 2030.
Payments continue after handover: on the 8-year USD plan, about 44% of an apartment's price and 55% of a villa's is paid by handover.
Precincts still to come
Further precincts are planned, including Central Business District North, East Coast, North Point Island, Marina, The Groves and West Canals. Details, prices and launch dates have not been announced. Register your interest and I'll tell you as soon as they are.
